Richard P., whatever you do - DO NOT PAY ANY UPFRONT FEES for your modification service. It is illegal in EVERY State to pay any upfront fees due to a Federal law known as FTC MARS Regulation 16. It restricts any modification company, Attorney or Real estate/mortgage professional from demanding or being paid in advance for performing modification services to a Distressed Home Owner. In fact, my company has made it a pledge to educate every person on TrustLink to this fact. If you are seeking a reliable, effective and honest company for modification service, please call my offices. I have been a Real estate and Mortgage professional for more than 23 years and for the past 6 years my company has focused a majority of its efforts with helping home owners with short-sale transactions, Deed-in-lieu agreements and loan modifications. You need someone that understands that determining your true option is best. I have recently evaluated a client who was seeking a modification but also qualified for the new HARP enhanced program. She was approved for HARP enhanced on March 29, 2012 with a new rate of 4.125% for 30yrs. And unlike a modification, she will not suffer any injury to her credit rating and the rate will not change in five years! We provide a FREE consultation to everyone and will advise whether you need a loan modification, a HARP refinance or some other product that truly meets the needs of your scenario. It is our position, that if you are really eligible for the program we should be in compliance with the law and agree to take the risk of doing the work BEFORE we seek compensation for our services. This is the way ALL real estate and mortgage transactions are handled and modification services should not be any different. WE NEVER CHARGE AN UPFRONT FEE, SERVICE DEPOSIT or demand MONTHLY PAYMENTS from our Clients. WE WORK HARD FOR YOU FROM THE BEGINNING TO THE END OF THE PROCESS. Our goal is to assure your happiness and teach you the key information needed to protect yourself from foreclosure or further mishandling by your lender in the future. My offices are open daily from 6 a.m. to 9 p.m. PST. Ms. Dinece Carmichael, Broker/Owner and Negotiator, Office: 323-549-3409, Toll Free: (877) 557-8747.
