Dear Amerihope Alliance,
I would like to thank Jimmy Sierra and staff in the great job done with my loan workout. This great news I have received has brought tears of joy to my family and I. After months of stress, suspense, and agony with my mortgage company, I am proud to say that my loss mitigation team's hard work has paid off. My payment was reduced by 80%, from S1,810.90 to 367.71 a month. This has brought to life our American dream which was vanished along with this countries growing economy. It has been a blessing to have found a company that cares, helps, and treats people like family. Such services that are hard to find, I hope Amerihope Alliance keeps operating in this outstanding manner. Jimmy, I hope you stay with the company and never change those excellent work ethics; I would like to give you special thanks for being there for me through the whole process without losing your patients with me.
Best Wishes.
Eduardo Gonzalez

BEWARE of these scam artist's
I dealt with these people for almost over one year and the end result was I lost my home and had to file for bankruptcy. they took my money and strugn me along for months with false hope that I did quality for the government modifications, but guess what OCWEN did not deal in these modifications and amerihope alliance should have know that from the beginning and I would not have gotten so far behind that I ended up losing my home and I blame these people for scamming me. deal with your bank directly or get an attorney these loan sharks are just out for their own profit they do not care if you family have a roof over their heads. oh sure, they apoligized, but I cant use that apoligze to house my family, we are not renting !! I lost everything. dont buy into it,I was desperate and hoped they would help but thet did not

We are unable to identify the individual that wrote the negative review. My attempt to reach out to the individual has failed as he/she will not contact us. The review is not signed and anonymous we are unable to identify the client from her signature “Debbie”.
It would be impossible to find a more experienced foreclosure defense firm that also provides a loan modification for their clients. Below is a list our credentials:
1.) STATE LAW BAR REVIEW: Ask for the attorney's name and enter his/her name on the State Law Bar’s web-site and review his/her record with the Bar.
2.) PROMISING A CERTAIN OUTCOME OR GUARANTEEING RESULTS: If any company or law firm promises a specific low rate, principal reduction, or promises that a loan modification can be completed in a short amount of time (for example 30, 60 or even 90 days), this is a big red flag! Beware!
3.) CREDENTIALS OF PROFESSIONAL STAFF: The professional staff and their credentials should have a background with relevant experience. Our paralegals have worked for major lenders such as: Wachovia, Wells Fargo, Chase, Countrywide, GMAC, Bank of America, and Litton and have extensive foreclosure defense experience. They know exactly what to gather and how to structure your case in order to achieve the best results for you.
4.)VERIFIED CLIENT REVIEWS: Take the time to read ALL consumer reviews on Trustlink. Trustlink is a secure web-site that verifies the authenticity of consumer reviews. Testimonials on private companies’ web-sites are not verifiable and are often fabricated marketing.
5.) HARD COPIES OF ACTUAL CASE RESULTS: Make sure you are able to review actual copies of successful loan modifications that the company received from mortgage lenders (on lender letterhead) showing the terms and results of the negotiations. This is proof of successful results. Do not accept loan modification examples that were self-prepared by the company.
6.)MUST HAVE 24/7 ON-LINE ACCESS: Do you have 24/7 online access to your case

Do your homework
I am sure that someone from Amerihope will rush in to deny my comments, which is fine, because just as there are happy customers, there are also unhappy customers. Unfortunately, the unhappy customers have either gone into foreclosure, lost their homes, or worse, file for bankruptcy to save their home.
Personally? I would pay more attention to the complaints of the unhappy customers because there must be some truth to it. People don’t wake up one day wanting to leave negative feedback just because they feel like it. Maybe Amerihope can take this constructive criticism to improve their services.
The bank system has a lot flaws and issues (and plays games), and Amerihope takes advantage of the general confusion to promise potential clients things they cannot deliver, further placing homeowners in precautious situations.
I suggest you do your own homework, Google the company’s name, read the blogs, search employees names, lawyer’s names, and you will be amazed at what you can uncover on your own, good and bad. Ultimately, make your own decision.
My personal experience with Amerihope has been a disaster.
My personal opintion is that Amerihope is way out of its league.
I am extremely dissapointed with the company and its staff.
Beginning with Sales, who misrepresented what the company was able to do, to the end, Operations Manager, who I warned that unless I received a copy of my file and a complete refund, I would file a complaint with BBB, Attorney General and the Bar Association. My warning received some sort of reaction, because they left me a voice message, sent me an email and wrote on their Qvault log, that they would immediately process my refund and send me my entire file… this was 3 weeks ago.. am still waiting… hence my posts.
I hired Amerihope Alliance in April 2009 as I was in financial distress.
I was going through a divorce, and had been laid off, and needed to modify my loan.
I was up to date on my mortgage payments, but needed their assistance in seeking a loan modification before I used up all my savings. I found that talking to the bank was like talking to a wall, and I was getting ill from the stress.
Amerihope Sales Staff did their job very well. Damaris Martin told me that the staff does this daily, they know how to handle this process, they knew how to fill out forms, present documents, they had connections within the bank, and knew how to work with the Bank.
She actually kept calling, daily, following up on my situation, which I thought were signs of good customer service.
She was very sympathetic to my situation, and she told me that within 6-9 months they would obtain a loan modification for me, and I would be able to keep my home, with affordable monthly payments, and that I had nothing to lose, because if they were unable to obtain a loan modification, they would reimburse all of my fees. She told me that my loan would be reduced by 50% and then sent me to websites to read the long list of satisfactory clients.
I had nothing to lose, and everything to gain. I borrowed money, and promptly paid the hefty professional fees, in addition to legal fees for forensic analysis of my loan documents, that according to Amerihope, would serve as leverage to force the bank into offering me a loan modification.
Six months had gone by, and there was no progress. No loan modification. No news.
According to Amerihope, the bank was not looking at my case because I was up to date on my payments. Rachel Roman, the staff member assigned to work my case, told me that unless my loan was in default, the bank would never review my file, so she suggested that I skip mortgage payments.
I refused to skip any payments, but the months went by, and nothing.
Ultimately, December 2009 I missed my first mortgage payment because I had exhausted all savings, and had nothing left, and my time ran out. This triggered something in the system, and in April 2010 the bank placed me in a trial plan, and my payments were 50% what they were originally; I was extremely happy with this, but after three months my loan mod request was denied. I never received any communication as to why, except that the bank stated the packet was incomplete.
All of a sudden, I begin receiving multiple notices that the home would go into foreclosure unless I paid the bank what was owed, 6 months worth of mortgage payments (because the trial payments did not count, and I was now 6 months in the rear). Damaris instructed me to make the payments immediately or the bank would take my home, so I charged the 6 months worth of mortgage payments into a credit card, and began the process all over again. Damaris would not return my phonecalls or messages. There were weeks that I was completely in the dark. The response I would get is that they had too many clients and could not devote the time to follow up with the bank on my file. I requested that my file be transferred to someone who would take the time to call me back or provide me status. My file was transferred twice.
We are not in December 2010 and new loan mod documents were submitted.
The Bank tried contacting Amerihope for additional documents (which I had faxed multiple times over to Amerihope), and the bank received no response from them.
Days before Christmas I get a call from the bank stating that they had tried contacting my third party, but because they were unable to submit missing documents, my loan mod was being denied. I was furious. I had not been made aware of any missing documents or any call from the Bank. I called my Amerihope contact numerous times, with no response. In January 2011 I get a note stating that my file was being transferred to a new person, In all this mess, “we” missed a deadline to submit documents (HOA statement) and was denied a load mod a second time, and I now, again, owed the bank back payments. This time I was unable to catch up and home went into foreclosure April 2011.
Marleny is now assigned to work my file. I ask her is she is aware of my situation, she tells me she is fully aware of my situation and knows how to handle my loan application.
Sadly, she did not know I now had a job, and she applies me to the wrong program, and I get denied.
She eventually figures out which program to submit my request to, but then I get denied again, because according to the bank “no documents had been submitted for the husband”…. When there is no husband.
Who do you blame? The bank for playing games, or Amerihope, who is suppose to know the rules of this game? At this point I am beginning to get frustrated with Amerihope. How does a staff, who knows how to do this, misses on submitting a complete packet, with divorce decree, or misses deadlines?
I was promised a modified loan within 6-9 months. It’s now 30 months and no end in sight, and I am worse off than when I began. The final chapter of my story begins July 2011, that I am placed in a third trial plan. I make my payments, was sent a final loan mod document, but bank sent it to the wrong address… and eventually was denied because I never returned the documents… documents I never received!
I can’t fault Amerihope for the bank’s incompetence, but if they know how the banks deal, they should of kept up with the bank with phone calls and updates.
I post notes on their log, and send emails, and I get no reply.
I now get a notice of default.
I call Amerihope asking what the heck is going on and why weren’t they calling and following up with the bank, and why isn’t she replying to my notes/questions, and Marleny yells at me that she does not have the time to make the calls because she has other clients.
At this point, I ask to talk to a supervisor. My focal has confused who is the customer. You do not yell at a customer. My file is handed over to the David Ramos, the Operations Manager, and he tells me that calls are being made to the CFO of the bank, their lawyers are making calls, everyone in that office is making calls, even the cleaning staff!
Each time I call for an update, I get different stories
Ultimaely, David tells me they “took this as far as they could” and asks me to make the calls.
What type of advice is this? I now begin to mistrust the people I hired to save my home.
Amerihope failed, miserably, to obtain a loan modification, not for any other reason but failing to submit complete documentation, following up with Bank, and not really knowing what they are doing.
Their staff has proven to be either incompetent, or careless, or people that do not care, they are not the ones losing their homes. They have no vested interested.
I now take mattes into my own hand, and I asked Amerihope to send me a copy of my entire packet so I know what they have submitted to the bank, and after 4 weeks of asking for this, I eventually get scanned over 100+ pages, with no organization whatsoever, and no trace of any form that had been sent to the bank.
Random pages of bank statements, pay stubs, no coordinated effort.
Luckily I had kept a copy of every fax and document submitted to them during the past 2 years, and when I match them to what I had received, Amerihope only had 50% of those documents in my file. The rest? David Ramos and Amerihope had no explanation.
I am sure the numerous staff that handled my case in the two years, cleaned up certain obsolete documents no longer needed, but other than fax cover sheets and log notes, they had nothing in my folder that resembled 'packets' sent to the bank.
No financial work sheet other than intake from their staff. No correspondence with the bank or with anyone else for that matter.
I had up to seven different staff members working on my case in 2 years, I am to assume that each of the seven was severely disorganized?
I asked Amerihope what happened to all my documents? They insisted that they had sent me my entire file, and suggested that instead of dwelling over past failed submissions, I should move forward.
I am taking their advice.
I sent a note to David Ramos, Operations Manager, informing him that I expected to receive a copy of my entire file. No scan. Hard copies. Their priority should be to insure that every document I ever sent them was is that folder, and that I receive all complete packets Amerihope submitted on my behalf to the bank.
I also expected to receive a full refund of the fees I paid, including the fees paid for the forensic analysis, which sits in my home collecting dust.
I gave Amerihope a deadline, otherwise I would file a complaint with BBB, Attorney General and the Bar Association, and their Operations Manager would have a field day with damage control on social networks and blogs.
Its been 2 weeks. I have yet to receive anything from Amerihope.
Dealing with the bank is a nightmare.
Dealing with Amerihope is another nightmare.
If you got your loan mod approved, consider yourself lucky.
If you are considering hiring them, make sure you keep documents of everything you submit to them, you must follow up with them weekly. Do not sit back and think that things are happening. Think of it in terms that instead of babysitting them to insure they do the job you hired them to do.
======================================
UPDATE:
if you are not satisfied with this company DO file a complaint with BBB, DA and Bar Association. At least you will get your money back. They will insist on you signing a release and they will send check to the wrong address or with the wrong name, but if you put enough pressure on them, you will get your refund. Do not sign any release though. You should not let these people off the hook legally, specially if you lost your home as a result of their actions.
I am now dealing direcly with BofA and fannie mae and both are telling me that my 'third party servicer (Amerihope)' did not apply to the correct loan mod programs, and because of the missing documents and inability to meet deadlines, they actually did me a diservice.

I often asked could they help outside of Florida and Brian and other representative assure me that they could help me in Louisiana. After I consented to a payment plan and this company took two heavy payments, they informed me that they couldn't help and would return me $400.00 of the $1400.00 I spent plus the countless amount of phone calls and fax. Stick to locals , Amerihope Alliance never help, only took my money.Diasters that I have affected by in this area 1,Hurricane Katrina 2, Oilspill in Gulf 3, Amerihope Alliance( a company that pours salt on an open wound) God Bless the Entire Staff Barry Brown Houma,LA

My husband and would like to thank the staff at Amerihope Alliance for their very professional and courteous attendance to our personal needs. We had tried several times to modify our loan with the lender with no success. Amerihope Alliance was referred to me by my brother who had just completed his proceedings and was very happy with outcome. Bert Guillen consulted with us when we called regarding the loan modification process. He advised us truthfully how the process works and the time span it will involve. We would also like to thank Jimmy Sierra, his dedication and skills in the proceedings were amazingly comforting to us. His responses to our questions were timely and to the point, he treated us like friends and not just another client.
Again, thanks to the staff at Amerihope Alliance for their professionalism and dedication to helping families like us.
Sincerely, Jack and Ruthann Singh

My name is Elida R.
I contacted Amerihope Alliance for a mortgage modification and it was the best thing I ever did. At Amerihope I was treated with respect and dignity, the staff was very professional and really worked hard to get me the best deal. I had applied for a loan modification on my own and the lender kept giving me the run around and gave me a modification and when I was going to make my first payment the lender called my on the phone and told me not to make the payment because I was not qualified anymore and they never told me why.
I struggled and struggled and a friend recommended Amerihope to me. When I called was attended to promptly and everything was set in motion, I was dealing with two different lenders and one of the lender modified the loan in 6 weeks, the other lender, that was a long story, but with the help of Amerihope I succeeded with this modification and now I am able to tell you that I could not have done this with out the help of God, and Amerihope.
I thank Amerihope for being so patient with me, when I called them crying because I thought the bank was going to take my home, and they kept telling me that it was going to be OK.
Thanks Amerihope

I was four months from having my home foreclosed on in Texas when I decided to have Amerihope Alliance negotiate for me to obtain a loan modification. They submitted my loan package professionally; far better than I could have done on my own after trying to deal with the bank myself. They were able to get my outstanding balance of over $25,000 added to the back of my note in May, 2011 and the loan modification approved to stop the foreclosure sale and save my home. Jimmy Sierra, my paralegal, and Linda Powell were both very professional and efficient in moving me through the process that resulted in my successful loan modification. If I had not had Amerihope Alliance on my side, I would have lost my home or would have had to declare bankruptcy to stop the foreclosure. Luckily, none of those events happened and I am thankful that I still have my home and a modified mortgage. I would recommend Amerihope Alliance to anyone facing foreclosure or behind on their mortgage payments.

We recently had our home loan modification finally approved with the great help from Amerihope Alliance!! We will forever be grateful to Sharon Skinner who's remarkable professionalism was second to none. She handled the entire process with such commitment and follow through as if she was saving her own home. We had a 40 yr, 7.75% adjustable interest rate, and payments including taxes and insurance of $3495, they were able to get our payments down to a 25 yr fixed interest that caps off at 4.75% and payments of $1637 including taxes and insurance. Unbelievable!!! And the best part was, we also got a mortgage forgiveness anually of $31,000 if we stay current on our payments for 3yrs. In our opinion this is a company that can be trusted. Sharon's follow through was so great, no phone call or email ever went unresponded to within a short time period, not very common with the nature of this business. We will forever be grateful to Sharon and Amerihope for saving our home!! Thank you all!!

Amerihope Alliance was recommended to me by a colleague of mine. I am so very greatful to have connected with Amerihope. With them I found what is most uncommon in the market today - an efficient, superbly professional, sincere and timely service. We turned to Amerihope for help, and received help, compassion and a wonderful resolution.
I would like to mention my paralegal, Sharon Skinner, specifically. Sharon, thank you for being so understanding, patient, kind and professional as you guided us through our challenges. You have explained things in a way that left no questions unanswered. You were always on top of the impossible timetable with which we had to work, and you got us a resolution we initially thought was almost impossible. I thank you so much for all that you have done for us. Lucky are the future customers that will be priviledged to be in your care.
Thank you!

I want to thank Amerihope Alliance and its staff for their support in regards to my home. All the employees that I came in contact with were polite, reassuring, and efficient. I also want to give special thanks to Ms. Sharon Skinner at Amerihope Alliance for her dedication and hard work in getting a forbearance plan for 6 months on my home. Sharon was tremendous following through on all aspect of my file. Every time I called with a concern or question, she would return my call in a timely manner. She also made sure that the documents requested by the lender was completed correctly, and communicated every step of the way through a phone call or their correspondence website so I could acquire constant updates of my account. I have full confident that after the 6 months period expires Sharon will get me the loan modification because she is unbelievable in her commitment and dedication. Once again thank you Sharon God bless you.
