Are there any reputable companies out there that can assist with the federal Loan modification program? I have been trying to get into the Making Home Affordable program and the HAMP program since April 2009 with my current mortgage company only to have repeatedly have to keep sending in the same documents over and over again. In December of 2009 AHMSI my mortgage lender finally assigned me to a loan counselor who is supposed to get a hold of me and let me know my options if any. To date I still have heard nothing from AHMSI, and they only say it takes 30-120 days from 1/20/2010 to get anything done once they have all the paperwork. I started this process in April before I was ever late on my mortgage and didn't fall late on my mortgage until February 2010.

Its frustrating as I tried to avoid this situation prior to being late and even tried traditional refinancing three different occasions with 730 credit score, only to have it get denied over and over again. Which I don't understand why as I have never been late on payments and all I am asking for is a new loan with an interest rate thats fair to me with lower payments, when I bought my home I had bad credit, thus got a bad interest rate. I know I am paying 1000.00 more a month at least than I should be paying. I have been left feeling like the banks won't do anything for me because I have been paying on two loans at 11.95% since 2006 and they just won't refinance because they are getting their money. However every attempt I have made whether tradition refinance or going through my mortgage company for the government program seems to be nothing more than waste of time. Or I just flat out get denied.

I now am faced with reduced income and can no longer afford my mortgage. I don't know what to do as I have done everything every mortgage lender has every told me to do, I paid on time, brought my credit up and even have equity in my home, yet I can get anything done to change these loans to save my life!

Since then I have been contacted by two companies that claim they can make this process faster for a fee if I qualify. They are Federal Modification Group (A Rating with BBB) out of Michigan and Mortgage Solution Experts (B+ Rating with BBB) out of Florida. I have tried every other option and I am left wondering if its a better choice to go with a company that can help make this process happen for a fee? Any thoughts, or has any one ever had any success with an outside loan remodification company? OR am I more or less just stuck with my crappy loans until someone whips the banks back into lending again?

Unfortunately, the BBB cannot recommend a reliable loan modification company. These companies are inherent problems across the board within the system. If you read the post tagged "loan modification", I think you will find some useful information to help you.

It's best to deal with a HUD approved non-profit housing counselor who will review your situation and advise you at no charge. You may not get a modification, but at least you won't be out a lot of money. Call 888-995-4673 for a referral.

Also, you should know that no one and no company can guarantee that you'll get a modification. Second, not all lenders have signed on to the government plan to encourage modifications. Third, you should not pay anything upfront for loan modification.
