If you are selling your home you interview 3 realtors. Listen to them and the listing presentation that they give you. One of them will convince you that he can get you the most money, the quickest sale with the fewest problems. That's the one you choose.
If you are buying, one of them will convince you that he'll get you the best deal and the best bang for your buck, as quickly as you want possession and without problems. He'll introduce you to the right banker, appraiser, property inspector and a general contractor to address any deficiencies in the property upon possession, as well as the right title company or law firm to do your conveyancing of documents. That's the realtor that you choose.
Once you are through interviewing 3 realtors one of them will have convinced you beyond a shadow of doubt that he's the right man for the work on hand .
On a side note, pay the listing realtor the right standard going rate of commissions. Remember at all times that you want the best service. If you try to negotiate the commission, the service that they provide you could be compromised. They say that if you want to own a good horse , you need to feed him good high quality oats. Good high quality oats cost good money. But once they've been through the horse’ s alimentary system they can only be used as manure and cost much less . Always pay a realtor what his worth is , they work very hard to represent you and have your best interests at heart.
