Herb Stephan and John Zimmerman were awesome! We had been turned down by everyone because of our income and a BK on our credit. Herb told me he would leave no stone un-turned looking for a loan for us. His creative magic qualified us for a FHA loan @ 4%! We managed to payoff all of our debts and only end up paying $35 more a month in our mortgage payment! Herb had us in underwriting within the week. John took over from that point and he kept the process moving along. John was always easy to get a hold of and made sure we kept up to date on our loan. Within three weeks of applying we were signing our loan docs. Even if you think you won't qualify, I'm sure Herb will be able to work his magic.
