Be careful here. They advertise teaser rates, which are really good. However, when you are in the loan process something will go wrong, and they will then say that old rate isn't available, but they can get you a loan still through another investor, only catch is, that new investor has a higher rate. I just closed on a new home purchase with Watermark. I had a 30-day escrow with financial penalties if I went over the 30 days, so I was very interested in keeping things moving. Nannette Kazan and the rest of the team did a great job of helping me through the process and we closed on-time with no issues. The Rate 1st team with Joshua Crater did an amazing job getting our refi finalized, as our situation was not in the "Normal" range. Joshua Crater and the Rate1st team was great to work with. I was skeptical at first when Josh told me I could refinance through the VA above the VA limit. Turns out his lender makes up the difference and I was able to get a VA loan for almost $700k. Not only was Josh professional but he was extremely knowledgeable and responsive. I pursued a "cash out" refinance loan that they indicated would take 45 days to complete. Well . . . 6 months later, and various rework of paperwork along with unnecessary additional expenses . . . We just closed on the loan. The key lesson here . . . Stay with a lender within Texas who knows their laws. I worked with Nick Petronis from Watermark and his service from start to finish was amazing. I chose Watermark to begin with because they required by far the least closing costs out pocket and had the lowest interest rate. For example, their interest rate was 0.5% less than Bank of America!
