Management failed to forward me a delinquent HOA payment notice and I was slapped with hundreds of dollars of legal fees. I cancelled my service with them but it took two months for them to answer calls and communicate with my new management company. The still have not paid me my last month's rent nor the repair contingency fund three months later. If you own property, stay away from them. Read More »

Tried to rent an apartment in Marina Towers in Marina Del Rey, Ca. I initiated contact with their property manager ‘Negina Samadi’ in March 2019, indicating I’d like to rent from June thru October. Every email was returned stating it was not possible to advise me of units available. I was never contacted again. Moss & Co. are a group of bullies and thieves...do not rent from this company!! Lived in a rent controlled complex managed by these bullies...inconsiderate, thoughtless and arrogant, thinking the rent control rules don’t apply to them or the slumlord owner; he lives in his slumlord headquarters in Pacific Palisades!! Manager doesn’t care about the contract rules... I have lived here 20 years and this building has turned into a constant party house... Low income residents are discriminated against while the full paying residents are allowed to do whatever they want.. Manager creates lies about low income residents so that she may evict them... When move out they didn't returned your deposit and charged me and the new tenant and the previous people who lives in the unit before us . they charging all of us triple for water trash and paint. BEWARE - our apartments were recently switched over to Moss & Company who raised our rent severely unless we signed a new lease. Since the new lease would only slightly raise our rent, we went with the lease. As usual, we dropped our rent off on the 1st but received a letter from a 3rd party later that day stating that we now have additional bills that include Sewer; Trash, Water, and something called Utility Income. MY WIFE & I MOVED TO 5101 BALBOA BLVD., APT.# XXX ENCINO, CA 91316 ON 08/01/2015. Moss and Company is a property management company that manages properties for owners and Moss has bought a few of their own, under Chris " ratface" Gray and his mom, Cindy Gray, the properties they bought, basically the tenants are paying the mortgagee for Moss so please do not get the impression these people are good at business because they are not. Moss motto 'Your home is our business' should be follow by 'It will cost you until you leave' because your home is clearly not yours but theirs & you are paying rent for their luxury to make you miserable before they simply kick you out. So don't get too comfortable, Moss does not want you to stay too long. Much like the other review I read: "3) Chances are you will be paying water, trash and sewer monthly through a 3rd party service provider called AUM. It is a ratio utility billing system. My problem with this is there is no transparency to this practice. You will not get to see the master bill of any of those statements.
