I have never done this before but I had some discomforting late payments, medical bills, student loans and bankruptcy filed in 2019. I had a credit score of 552(TransUnion), 505(Experian) and 533(Equifax) as of 17th of April 2021. I applied for a surgery loan in July but was not approved because of my poor credit report. Andy did a great job. I had a bit of a tougher mortgage because I was over the $417,000 threshold and my house is technically a condo because of the way they divided the lots. Shawn Moore and his team made it so easy. We called in from a flyer to remove our FHA PMI and were concerned we didn't have enough equity to get it done. Shawn went over many options in case my house didn't appraise high enough. I felt comfortable with all of the options and decided to proceed and pay for the appraisal. I was initially skeptical when I was cold called by Ladera Lending, however after comparing refi estimates refi with those from my original lender I decided to give it a shot.
