Term/Rate refinance with cashout in Tampa, FL

My wife and I used Jeff's services to refinance our primary residence in Tampa, FL in November of 2012. Jeff was the third broker we worked with, with the first two unable to help us, with much time wasted, due to a short sale on our record from back in mid-2009.
Certainly wish we'd found Jeff at the start of the process as he was able to get us smoothly through underwriting, with no hassles around the previous short sale, a great rate (2.75% @ 15 years) and very competitive overall cost on the loan. Jeff was very professional, responsive, completely knowledgeable and great at educating us on the process as we went along.
We'll be using Jeff's services again later in 2013 to refinance an investment property here in Tampa.
