My experience with Freeland Painting and Construction has been highly disappointing. We entered into a contract with them in October 2021 for various home improvement projects, but the entire process has been plagued with issues, mismanagement, expensive fixes while remaining incomplete. Delays were a significant problem as the crew frequently failed to show up as scheduled. Incorrect materials were purchased and used. The siding installed lacked standard OSB and many boards were cut short throughout. However, the most frustrating incident involved the construction of a deck without obtaining the necessary permit, which had to be torn down later. These mistakes clearly indicate a lack of attention to detail and proper planning, and this negligence demonstrates a disregard for adhering to regulations and proper procedures. When we raised issues, the project managers insisted on being our sole points of contact, refusing our request to speak directly with the owner. Only when the owner sought payment before project completion did we hear from him. During that interaction, the owner repeatedly asked us to be reasonable and emphasized that "trust goes both ways." When we questioned our alleged unreasonableness or untrustworthiness, the owner provided vague responses, citing our supposed unwillingness to pay for the project in spite of having already paid a portion. However, according to the contract, the company website, and our in-person conversations, payment was due upon project completion with no requirement for a deposit or tiered payments. In response to further issues, the contractor attempted to deviate from the contract, refused to address warranty claims, and demanded additional payment without prior mention of extra charges. Their inconsistent demands were unfair and unprofessional. Additionally, the contractor threatened to place a lien on our property and involve their attorney if we didn't comply with their request to place funds in an escrow account. It is worth noting that I have been told the business lacks the required state licensure from the Georgia Secretary of State to legally operate as a General Contractor, despite holding a license with the City of Suwanee. In addition to the nearly $19,000 already paid to the company, we have had to make additional payments to other contractors for immediate and necessary repairs due to Freeland's damages, as well as attorney fees. Quotes from verified Georgia State licensed contractors suggest that it will cost us nearly $100,000 to repair and replace the damage caused by Freeland Painting and Construction. In summary, my 20-month experience with Freeland Painting and Construction has been extremely frustrating and costly. I strongly advise against using their services and caution others to be aware of the potential risks involved.
