Please forgive the length of this review but my praise for Goodwin & Thyne (G&T) is endless. My parents live in SB and they own investment property. They are in their eighties so, although I live out of state, I try to handle their business dealings. In early January 2008, for only a 1.5% commission, G&T did an exceptional job in brokering my parents’ successful sale of a 2 unit home in SB. G&T was recommended to me by Kathy Johnson, a great SB attorney. From my first contact with John Thyne, I was impressed by his competence and compassion. He immediately understood that I would need to be involved and that my parents would require extra service. He is an excellent real estate attorney and his firm did perfect work in brokering the sale of the property.
Mr. Thyne quickly provided us with a well researched Comparable Market Analysis that helped us to determine a proper sale value for the property. The company that managed the property and tenants, was not helpful (to put it mildly) in preparing the unit for sale. Mr. Thyne was able to efficiently handle all the real and imaginary obstacles that the management company created. Ms. Jean Johns, a G&T agent, handled the tenant issues, had the house prepared for showing and immediately scheduled open house dates. This was all done in a professional and capable manner that allowed my parents to stay comfortably at home with their only job to review and sign the large volume of paperwork that CA sales require. Ms. Johns’ warm and patient personality immediately put my parents at ease and assured them that they were being well taken care of. Throughout the process, G&T handled all the property transfer requirements and most of the necessary paperwork was delivered to my parents so they did not need to make constant visits to the property or to any offices. This was a wonderful service that I truly appreciate.
The house was listed in October 2007. The beginning of the credit crunch crisis and housing value decline but G&T managed to broker a deal that left both the seller and the buyer totally satisfied. This appears to be miraculous but it is entirely due to the hard work and expertise of the G&T people. Mr. Thyne provided several excellent market analyses of the property value and proposed a realistic value that was highly competitive with the surrounding homes for sale. Ms. Johns quickly found an interested buyer and G&T expertly negotiated a price that was highly acceptable to both parties. At all times, we were treated as if we were their most important client. Everything was done by G&T to sell the property at a good price and settle quickly in the most professional manner. They were trustworthy and exhibited the most ethical business practices I have ever encountered in real estate. We never felt uninformed or insecure. This was excellent service by an exceptional firm.
I must make a few more comments. Soon after my parents signed with G&T, they received several phone calls and letters from other SB brokers. They were harassed and warned that G&T was not a “full service” firm. This bad behavior was done to get my parents to use another broker. We can now understand why the other brokers try to denigrate G&T. I have bought and sold several properties but I have never been this satisfied with my broker. For only a 1.5% commission, we received more than full service from G&T at every step of our successful sale - from putting the property on the market to settlement day. Additionally, Ms. Johns was able to arrange a sale to a buyer that did not use another agent so we didn’t pay any other commissions at closing. To our amazement, G&T has just delivered a delicious gift basket to my parents to thank them for their business. I can’t understand why people would use anyone else in SB to buy or sell property. I highly recommend Goodwin & Thyne.
