Missed several issues during the inspection, so far ~$20k in repairs.

Home Buyer's Safeguard was used for my home inspection about a year ago. They only found minor issues with the home. In the year since then, the roof has leaked in 4 locations. It needs to be completely replaced, I had several companies come out to give me estimates and they were all surprised that the home inspector did not have any issues with the roof. All the roofing companies also pointed out that the sleepers on the decking on the roof were installed backwards and blocked the floor of water, they all agreed this most likely directly lead to one of the roof leaks. The home inspector did not catch this. After a few months of owning the home, when I was closing down the swamp coolers I also noticed extensive stucco damage on several locations of the parapets which was not caught during the home inspection and should have been. All of these issues should have been brought up during the home inspection and were not, the inspector missed several serious issues that multiple contractors have caught right away since then. After just over a year of owning the home I've had to put ~$20k into repairing the stucco on the parapets, tearing off and replacing the roof, and replacing the Trex decking entirely.
