Completely Unacceptable
Land Gorilla is an absolute nightmare to work with and their appraisals are inaccurate. They charged $700 and since the appraisal was inaccurate and Land Gorilla would not talk to us at all about the appraisal we are out $700 and the lender would not go through with the refinance because the value of the home per the appraisal. Avoid this company at all costs!! We signed up to refinance our rental home through E Lend (untrustworthy also) and they picked Land Gorilla to do our appraisal. The whole appraisal process took 4 weeks (totally unacceptable). We were assigned Scott Brach as our appraiser and after giving him 4 options of times that would work for us and our renter he just disappeared. We could not get ahold of him and neither could Land Gorilla. After a week goes by we were finally able to get ahold of him but he was mad about the times we offered and said he was a single dad and since he was from Orange County Beach Area it was hard for him to get to Banning. Hmmm, we paid $700 for the appraisal and last time I checked this was his job. We then gave him 3 more available times and he was able to accommodate 1 of them but was mad when he went to home to do appraisal because there were 4 people there. He stated he didn't know why the appraisal couldn't have been done another time since 4 people were present. Again hmmmm, the people were present because we scheduled them to be there! Now the appraisal was finally done and supposed to be delivered in 48 hours. It took a week and a half to finally get the appraisal. Upon receiving the appraisal we noticed that it was incorrect. When we purchased the home 2 years ago we purchased a 3 bedroom 2 bath home. The appraisal states that we have a 2 bedroom 1 bath home. As you can imagine the comps are completely different based on the useable square footage as well as how many bedrooms and bathrooms. Based on the incorrect appraisal we did not meet the refinance loan to home value and so E Lend was unable to process our refinance. We called E Lend and said that the appraisal was inaccurate and there were pictures to prove it. They contact Scott Brach with Land Gorilla and asked him to re-look at the appraisal for accuracy. Scott Brach said he stood by his original appraisal. So long story short, 4 weeks of wasted time and paperwork, as well as $700 down the drain and we got nothing!!! Run run run from doing any sort of business with Land Gorilla and Scott Brach. Unprofessional crooks that just pocket your money and obviously do not have adequate customer skills or knowledge to provide accurate appraisals!!

Thank you for expressing your concerns. Land Gorilla takes all customer questions and complaints seriously. I have reviewed your file as well as property data available via the county records. Hopefully I can address your concerns in this response. It appears a majority of you concerns are related directly to the appraiser and the appraisers availability to accommodate the inspection times of your renters. We do apologize this was not better facilitated, however, based on the somewhat rural location of the property this should have been communicated better as to the expected time frame. Due to State & Federal regulatory requirements Land Gorilla, as a Licensed Appraisal Management Company, is responsible for providing appraiser independence during the appraisal process. We communicate directly with the client and the appraiser independently to create a double blind communication system that assists in the appraisal independence process. We traditionally communicate with the lender/client during the appraisal process and in some instances can be asked to participate in calls and conversations with our lender/clients borrower. This is why our staff was unable to discuss the file in detail with you and again we apologize this was not communicated effectively as to why we could not discuss the file with you directly. In regards to the specifics of the appraisal report and your concern with accuracy I have pulled and verified county record and city data which does indicate the home appraised is a 2 bedroom one bath 695 sqft home. Should the report have been completed with an inaccurate room count, sqft, or bathroom count this would be corrected immediately. If you believe this information to be incorrect of contain material deficiencies we can petition the appraiser to address a "reconsideration or rebuttal" to the report. I would be more that happy to assist you and the lender/client in preparing the request. One of our Customer Satisfaction representatives will be reaching out shortly to discuss in more detail and ensure that we have come to a satisfactory resolution.
