In Jan 2010 I put a bid on a short sale property. Unfortunatley the listing agent, Ms Fuller, was no help whatsoever. It took Ms Fuller 2 weeks to get the bid to the sellers. In the beginning when paperwork was needing to be done to send to the bank to begin the short sale process she began filling out the incorrect paperwork. She claimed she knew what she was doing and stated she has been doing this for 20 yrs. She finally admitted to my agent that she did not know what to do and my agent was kind enough to talk her through step by step until it was handed over to the transaction coordinator. The TC only communicates with the buyers agent, negotiator and the seller and makes sure documents are signed. Unfortunatley the TC needed to do Ms Fuller entire job and when my agent and the TC tried to contact Ms Fuller she never responded. The road during the process was unbelievable because usually the two agents are the ones that move this along and Ms Fuller was not involved at all even until date. (June 9th). I had to get involved and contact the negotiator. Thankfully, he was open to communicate back and forth with me. My offer was finally accepted and short sale approved and now we are suppose to close either tomorrow or the next day (June 10th & 11th) but it does not look like that will be happening. Ms. Fuller did not give the tenants, that are living in the home, the 30 day notice to vacate. The TC had to give the tenants the notice and that was only 5 days ago (June 4th) and because of Ms Fuller dropping the ball, by law the sellers are in breech of contract. The tenants are scrambling to pack, look for a home and move out. We are now waiting on a place that they have found, to see if they are accepted into it or not. Also Ms Fuller was asked from the very beginning of this process (Feb) to pay for the HOA docs and set that in motion. She had not done that. She had been left numorous messages this past week (June 4th- June 8th) from my agent and the TC that we were going to be closing on June 10th or 11th and she never got back to anyone. The TC finally got in touch with her last night (June 8th) and the docs were ordered this morning. They will not be in until Friday.
Ms. Fuller in not responsible and incapable of performing her duties as a real estate agent. She deligates her responsibilities to others that are not qualified to perform the duties. This is not the end of the road for me but hopefully somehow it will come to an end in my favor. I would not use this real estate agent but unfortunately I was forced to be a part of this because it was her listing.
